Flood protection for condos, HOAs and businesses

Lobbies, garage ramps, storefronts, mechanical rooms and elevator areas. Designed with your board or manager, deployed by your team.

How do you protect a condo building from flooding?

Protect every ground-level opening below the planned flood height: lobby doors, garage ramps, stairwell and service doors, and the rooms that keep the building running (electrical, mechanical, elevator). Removable aluminum flood panels with center brackets for wide spans let maintenance staff seal the building before a storm and reopen it right after.

Who we work with

Flood Guard has protected condo buildings, a public library, a yacht and tennis club, a veterinary emergency hospital, a Masonic lodge and local businesses across Pinellas County and Tampa Bay.

How a commercial project works

  1. Site walk with the manager or board, opening by opening, including service and mechanical areas.
  2. Itemized, board-ready quote showing each opening and its price.
  3. Approvals and permits where the building or jurisdiction requires them.
  4. Fabrication in Pinellas County and installation to Florida Building Code.
  5. Training for staff, panels labelled by opening, written deployment plan.

Why it pays off

For a business, a flood means lost revenue as well as repairs; for an association, it can mean a special assessment. Protection typically costs less than 10% of the cost of flood repairs. Read why commercial buildings need a different strategy.

Questions people ask us

How much does flood protection cost for a condo building?

It depends on the number and size of openings. Large condo and commercial buildings have run $50,000–$80,000. We walk the property with the board or manager and give a written, itemized quote.

Can flood panels cover wide storefronts and garage ramps?

Yes. Wide openings are split with removable center brackets (posts) so each section holds the water load. The brackets are stored with the panels when not in use.

Who puts the panels up at a condo or business?

Usually building maintenance or staff. We label every panel to its opening, train your team at installation and leave a written deployment plan.

Does dry floodproofing lower commercial flood insurance?

It can. Under the NFIP, certified dry floodproofing can be credited when rating non-residential buildings. The requirements are strict, so check with your agent and, if needed, an engineer.
